On the approximately 10,700 m² site of the former Majolika ceramics factory, a vibrant new residential district is being developed in a central location near Rheinbach’s train station. In four construction phases, weisenburger bau GmbH is creating a total of 174 modern apartments, including 24 publicly subsidized senior living units, as well as an integrated day care facility. The name of the new quarter pays tribute to the site’s rich industrial heritage, where ceramic products were manufactured until recently.
Thoughtful architecture offering quality and comfort
The barrier-free two- to four-room apartments, ranging in size from 59 to 122 m², feature functional layouts, bright interiors, and high-quality finishes. Large windows provide ample natural light, while private balconies, terraces, or tenant gardens offer additional outdoor comfort. The day care center and senior apartments are designed to support independent living in old age while also encouraging community and connection.
Energy-efficient construction for a sustainable future
All buildings in the quarter meet the KfW Efficiency House Standard 55EE. Heating is provided by eco-friendly air-to-water heat pumps, complemented by building-integrated photovoltaic systems that support the energy supply. This concept significantly reduces energy consumption and helps keep heating costs low for future residents. The four underground garages include parking spaces for cars and bicycles, all pre-equipped for e-charging stations.

The Majolika Quarter is centrally located in Rheinbach, bordered by Keramikerstraße, Kettelerstraße, Aachener Straße, and Leberstraße—just a short walk from the train station and Bonn-Rhein-Sieg University. Shops, restaurants, and leisure facilities in the city center are within easy walking distance. The nearby A61 motorway provides excellent access to the cities of Bonn and Cologne. Use and investment
The investor, VIVAWEST, a housing company based in Gelsenkirchen, manages around 120,000 residential units, making it one of the largest housing providers in North Rhine-Westphalia. With 174 rental apartments, some of which are publicly subsidized, the project makes an important contribution to affordable housing in the Rhineland.
